We Offer a Graduated Series of Courses and Services

     The path to becoming a developer starts with learning the language and metrics of commercial real estate and applying them to conduct pro forma modeling and analysis. The courses and services are available a la carte, allowing you to tailor your learning journey to suit your needs.

     I. Literacy Course: This course provides the knowledge, tools, and skills to speak the language of commercial real estate and perform pro forma analysis. It is a stand-alone course that can benefit anyone who wants or needs to know this information.

     II. Mastermind Course: This course is by invitation only and requires financial literacy and underwriting skills. It focuses on putting these skills into action, including site selection, advanced pro forma analysis, team building, financing, and project operations and disposition. The course includes live webinars and personal time with the instructor, as well as tools and relevant documents.

     III. One-on-One Coaching: This program is by invitation only and requires financial literacy and underwriting skills, as well as a high likelihood of success in executing a ground-up development. The program provides unlimited access to the instructor for 12 months.

     IV. Joint Venture Services: These services are by invitation only and are for those who have an actual development project in need of assistance. The ideal candidate will have a development site either owned or under control. The program provides the same one-on-one coaching as the One-on-One Coaching program and includes the instructor's involvement in the development process as a consultant or joint venture partner.

The right fit between the instructor and the developer, including the right project, team, and terms and conditions, is crucial. The instructor is open to filling the experience gap as a consultant or JV partner, and adding their name, resume, and track record to the developer's package is open to discussion.


The Path to Financial and Development Literacy

     Course I: Literacy & Underwriting  (Pro Forma Bootcamp)

  • Step 1: Learn the language and metrics of commercial real estate and ground-up development
  • Step 2: Apply the language and metrics to define the highest and best use of a property and properly underwrite it
  • Step 3: Build or acquire a robust pro forma tool & use it to practice underwriting functions, increase skills

 

    Course II: Master Class (Execute Your Planned Development)

  • Step 1: Site selection. Determine & Underwrite Highest and Best Use, validate land value & financial feasibility
  • Step 2: Site control. Term Sheet, critical path, Purchase Contract with Closing subject to full entitlements
  • Step 3: Form, Contract with and Supervise a project development team
  • Step 4: Determine the capital stack (total project cost, debt, equity, etc.)
  • Step 5- Pre-Development & Construction Phases
  • Step 5: Lease up, sales, operations, project disposition


     One-on-One Coaching

  • Step 1: Receive and accept an invitation to become a member
  • Step 2: Find a development site
  • Step 3: Perform underwriting and share with the instructor and group
  • Step 4: Execute pre-development and due diligence activities
  • Step 5: Finance and partnership structure


     Consulting/Joint Venture

  • Step 1: Receive and accept an invitation to become a member
  • Step 2: Engage the instructor as a consultant or JV partner
  • Step 3: Work together to secure and entitle a site/project
  • Step 4: Create debt and equity packages and presentations and secure funding
  • Step 5: Construction, Sales, Lease Up and other operations
