A PERSONAL NOTE & HOW I CAN HELP YOU

     Hi, my name is Barry Ruby. I fell into real estate development 55 Years ago by chance. I learned development without receiving any formal mentorship and had no experience in any field associated with the business. During my first 40 years, I developed neighborhood shopping centers and enclosed malls, office, industrial, single-family, and high-rise residential, assisted care, and land deals valued at ~$700,000,000 in 8 national markets. 


    15 years ago, I formed a company to develop renewable energy projects to build community and Utility-scale solar farms in national markets. I turned over active management of my Solar Company to the two partners I took in along the way and remained a partner in the company I founded and managed with them.


     I have mentored many people over the course of my career. 15 years ago, I created and taught a class called "Introduction to Commercial Real Estate" at the University of Colorado, Boulder. Mentoring and teaching bring me a great deal of pleasure and satisfaction. My intention is to dedicate the majority of my professional life to teaching and actively helping people that earnestly want my time and advice. My goal is to teach you what you Need to Know to reach your goals with least pain in the shortest time.


     Courses and Services are designed to provide you with a clear systemized path to gather the information and tools needed to understand the composition and execution of a ground-up real estate development. It is ironic that engaging in development doesn't require any degree or certification. Anyone can claim to be a Developer and is free to perform any or all of the functions developers do. The irony is that almost every consultant that a developer hires requires a degree and or certifications.

     

     The good news is that Development is not brain surgery and only requires the application of knowledge. Happily, the knowledge and functions involved apply to every CRE asset regardless of type, size, cost, and value anywhere at any time. There are many ways for you to acquire this knowledge. You can elect trial and error or find sources that deliver quality information and tools from experienced and successful teachers.     

     

     Each Course and Service is offered a la Carte and includes a higher degree of commitment and knowledge. You are invited to participate in any or all of them. No matter what, Financial Literacy is the first stop on the development train. The Mastermind Group starts after Literacy and puts knowledge into action. One-On-One Coaching is designed for folks that have a site or intend to execute all or part of a development project in the near term. Consulting and Joint Venture are available on a case-by-case basis.


     I can't count how many individuals have approached me with questions or proposals without having a pro forma on hand. In most cases, the person wasn't even familiar with the term "pro forma" or how to construct one. It's unlikely for a novice to create a pro forma that can compete with the work of a professional, just as it's unlikely for a professional programmer to produce a ground up development pro forma that rivals one created by a seasoned developer.     


    The importance of having and being able to use a Development Pro Forma cannot be overstated. I created the Pro Forma Workbook specifically for this Course. It took me more than a year to build and continually refine it. It is designed to be a teaching tool AND a high-powered underwriting tool. It can run a quick "back of the napkin" analysis to report deal feasibility and performance and is used to run the deal on a highly detailed basis through the entitlement, construction, and sales/rent-up phases.
